The office is in Playas del Coco. We take clients across Guanacaste and down the Nicoya Peninsula, and we appear in the courts that actually hear those matters. Which court that is depends on the canton the property or the defendant sits in, and it is worth knowing before anything starts.<\/p>\n

Playas del Coco, Ocotal, Hermosa and Panama<\/h2>\n

Our own town and the rest of the canton of Carrillo. A large share of property here sits in condominium regime rather than as a plain titled lot, water availability decides whether a build happens, and the coastal strip is concession land held from the Municipalidad de Carrillo rather than titled property. Matters go to Liberia or Santa Cruz depending on the claim. More on Playas del Coco<\/a>.<\/p>\n

Filadelfia<\/h2>\n

The canton seat of Carrillo, and the municipality that issues the permits, patentes and concessions for this whole stretch of coast. If you own in Coco, Ocotal, Hermosa or Panama, Filadelfia is where your paperwork lives. It is also farm country, which brings boundary, possession and agrarian questions rather than condominium ones.<\/p>\n

Liberia<\/h2>\n

The provincial capital, the airport, and the courts. A large part of contested civil and property work from the northern cantons is heard in Liberia, about twenty-five minutes from the office. Being close to those courts is the practical reason a Coco firm can run a litigated file properly rather than handing it off.<\/p>\n

Tamarindo, Langosta, Grande and Avellanas<\/h2>\n

High land values, heavy foreign ownership, and a lot of property that exists to be rented. We do not have an office in Tamarindo; it is about thirty-five minutes from ours and we work there regularly. Matters are heard in the Santa Cruz courts. More on Tamarindo<\/a>.<\/p>\n

Santa Cruz, Flamingo, Potrero, Brasilito and Conchal<\/h2>\n

Santa Cruz is the canton and the court for most of the central coast, including Tamarindo and the Flamingo area. The municipality runs its own plan regulador, which governs maritime zone concessions and what can be built where. Around Flamingo and Potrero the questions skew toward condominium regimes, marina-adjacent development and concession renewals.<\/p>\n

Nicoya<\/h2>\n

The oldest canton in the province and the one where the most interesting land cases come from. Family farms held for generations without registered title, usucapion and informacion posesoria claims, agrarian disputes between relatives, boundaries that exist in memory rather than on a plano. Nicoya has its own courts and its own agrarian jurisdiction, and we appear there.<\/p>\n

Nosara and Samara<\/h2>\n

Both sit inside the canton of Nicoya, so matters are heard in the Nicoya courts. Nosara in particular combines heavy foreign ownership with a protected coastline: the Ostional wildlife refuge, maritime zone concession land, and setback and forest-cover rules that constrain building more than buyers expect. Due diligence here needs to cover the environmental position as carefully as the registry one.<\/p>\n

Santa Teresa and Mal Pais<\/h2>\n

Worth being precise about: Santa Teresa and Mal Pais are in the district of Cobano, canton of Puntarenas, in Puntarenas province rather than Guanacaste<\/strong>. We take clients there, and the legal questions are the familiar ones for this coast, concession land, condominium regimes, water, foreign ownership and rental operations. What changes is jurisdiction. Matters from Cobano run through the Puntarenas circuit, not the Guanacaste courts, and that affects timelines and travel. We will tell you honestly at the first meeting whether we are the right office for a contested file there, or whether you are better served by someone sitting in Puntarenas.<\/p>\n

How to think about which court<\/h2>\n

Jurisdiction normally follows where the property sits or where the defendant lives. In practice that means Liberia for the north, Santa Cruz for the central coast, Nicoya for the peninsula, and Puntarenas for Cobano. If you are not sure which applies to you, send us the registry number and we will tell you.<\/p>\n
